Builders — sometimes called general builders or construction contractors — manage and carry out a broad range of structural and renovation work on residential properties. This includes house extensions, loft conversions, garage conversions, internal structural alterations such as removing load-bearing walls, new builds, and major refurbishments. Builders typically coordinate a number of specialist trades on larger projects, acting as a main contractor who brings in electricians, plumbers, and other craftspeople as needed.

For most structural work, you will need to apply for planning permission and comply with Building Regulations. A reputable builder will advise you on what approvals are required and can liaise with building control inspectors on your behalf.

Builders usually charge between £150 and £300 per day for labour alone, though larger projects are almost always quoted as a fixed price. A single-storey rear extension typically costs £20,000–£50,000 depending on size and specification. A loft conversion ranges from £25,000 to £60,000. Smaller jobs such as a garage conversion might come in at £8,000–£20,000. Always budget an additional 10–15% contingency for unforeseen costs, which are common in building work.

How to Choose the Right Builder

Word of mouth and verified reviews are particularly important when hiring a builder, given the scale of investment involved. Ask for at least three like-for-like written quotes and be wary of any that are significantly below the others — it can indicate corners will be cut. Check whether the builder is a member of the Federation of Master Builders (FMB) or the National House Building Council (NHBC).
